SUMMARY

The Maintenance & AC Worker is responsible for the general overall maintenance and repair of AK buildings, and its AC in accordance with dealership standards. You will also be responsible for interacting with Department Managers, Directors, and vendors to plan and determine proper methods, material, timing and other details to initiate and complete projects. You must observe safe working practices in carrying out the required duties and ensure that instruction specified by management is adhered to.

 

ESSENTIAL DUTIES

  • Perform general repairs and services in all maintenance related disciplines, including carpentry, plumbing, electrical, finish work, painting, custodial, and perform AC maintenance and repairs.
  • Interact with Department Managers, Directors, and vendors to plan and determine proper methods, materials, timing, and other details related to initiating and completing projects.
  • Performs pre- and post- maintenance surveys to inspect site, determine duration of project and estimate costs.
  • Assures proper attention to details on work in progress projects.
  • Ensures the proper use and maintenance of equipment and materials are in compliance with safety and health regulations, standards and procedures
  • Estimates and purchase equipment, materials and supplies required for the completion of construction, installation, repair and maintenance work, maintain inventory and related records for AK maintenance materials, supplies, and equipment.
  • Performs semi-skilled to skilled work in one or more of the building maintenance trades including electrical, plumbing, heating and air conditioning, painting, masonry, carpentry, lock-smithing and glazing
  • Operate a variety of tools and equipment used in the building trades including motor vehicle, forklift, saw drills, sanders, ARC, gas welders, and a wide variety of power and hand tools for the various specialty trades.
  • Maintain tools and equipment in safe and clean operating condition; determine when tools and equipment are to be repaired or replaced
  • Prepare and maintain a variety of records and reports including hours worked, supplied purchased and used, inventory, work orders and schedules.
  • Attend seminars and workshops to remain current on laws, methods, techniques, materials and equipment related to building and ground maintenance.
  • Performs porterage tasks as required including setting up and clearing away furniture, equipment, etc.
  • Clean light fittings and test lighting systems weekly, replacing where necessary minor parts such as tubes, bulbs, fuses, starters and diffusers in accordance with safe working practices.
  • Ensure that gullies, drains, etc. are kept free from debris and that the dealership grounds are litter free
  • Interior/exterior paintings of buildings, offices, walls, furniture as required
  • Performs maintenance of fixtures and fittings such as tightening screws on window hinges, maintenance on door handles, and repairs after break-ins, vandalism, etc.
  • Controls and monitors stock levels of consumable items such as light bulbs/tubes, and arrange to replenish supplies in accordance with current procedures
  • Maintains, cleans, inspects AK UIC drainages and records monthly inspection
  • Maintains AK grounds such as trimming and cutting of grass; clearing debris, and spray weed killer in the ponding base
  • Inspects and records fire extinguishers monthly
  • Inspects and restocks first aid kits monthly
  • Daily inspections of generator water run-off and release valves
  • Complies with HSE requirements and other relevant legislation and company polies
  • Carries out any other reasonable duties with the overall function of the job
  • Maintains professional appearance and neat work area
  • Reports to work on time every day as scheduled
  • Perform additional housekeeping and maintenance duties as assigned to support operational needs.

 

QUALIFICATIONS

  • Education
    • High School Diploma or Equivalent
  • Experience
    • 2-3 years of building maintenance experience
    • 2-3 years of a/c maintenance, repairs and replacements
  • Licenses & Certifications
    • Valid Guam Driver’s License
    • Certified Universal a/c technician
